At Brickstarter we finance real estate opportunities. We are specialists in investmenting and managing vacation rental properties, we study the viability and solvency of each project and its promoter, and in this way we finance it by participating in the benefits and/or losses.

Through our platform any investor can become our borrower, and participate with us in the outcome of each project.

Brickstarter allows you to invest in vacation rental properties in a safe, comfortable and agile way, obtaining every month, income from the exploitation of the property, and a subsequent surplus value once it is sold. Brickstarter allows you to decide how much to invest in each of the opportunities, diversifying risks and maximizing benefits.

You will also benefit from our extensive experience in choosing and managing properties, without having to worry about nothing.

For your security, all payments and movement of funds are made through Lemonway a regulated company that is authorized by Spain Central Bank, as an intermediary agent.

To be able to operate, you need to open an account in Lemonway, where you can transfer funds. This account operates as your personal bank account. Once you decide how much to invest and in which project, that amount is retained in your Lemonway account, waiting for the opportunity to be 100% funded. Only in case that the opportunity is fully funded, the money that you have decided to invest, is transferred from your account to the account of the new company that will acquire the property.

If the opportunity is not fully funded, the amount retained will be unlocked and you will be able to regain it.

This way the money is transferred only in case 100% of project financing is achieved. </p> However, as we prefund all the opportunities, that is not going to happen.

In Brickstater we earn money if you earn money. That´s it. Although our fee can change from one opportunity to another (to check the definitive fees of one opportunity, you should check the business plan of that opportunity) Our fees are usually divided as follows:

• 6% Study commission to cover the costs of studying the opportunity (acquisition of the property, feasibility study, adequacy study, publication, advertising, etc ...)
• 4% commission, when the property is sold
• 10% successful fee of the profit (only if the IRR yield objective has been reached)
• Management fee of the apartment. 30% includes: cleaning apartment, apartment linen and towels, meeting the guests upon arrival, register the apartments in the different web portals, update all the police registry, update and maintain rates, etc.
